- Supervise and enforce competitive bidding.
- Execute and administer all contracts with sub-contractors.
- Provide General Constructions License and apply to DOB Permits.
- Secure certificate of capital improvement (NY) or certificate of compliance CT & NJ from out-of-state sub-contractors for sales tax purposes.
- Expedite and obtain all related Construction Permits.
- Establish, as required all temporary facilities, partitions and barricades.
- Manage and sequence all Field work in accordance with established Specifications, Schedules and Budgets.
- Supervise and coordinate all sub-contracted labor.
- Provide and maintain at all times on site field supervision.
- Schedule and lead weekly construction meetings.
- Ensure that work site is kept free of debris and cleaned daily.
- Inspect all work for contract compliance and approvals by building owner(s).
- Maintain all project records including permits, submittals, change orders, drawings, meeting minutes, and all other documents related to project management.
- Provide project status reporting cost, schedule and change order controls so that our client and consultants are kept to date and timely informed.
- Schedule and obtain all necessary field inspections and sign-offs by all City Agencies including third party inspections (DOB, EB, FDNY, DEP, etc.).
- Secure and furnish ownership with all partial and final Lien Waivers from GC, Subs and/ or suppliers.
- Prepare punch lists and follow up with completion items/ dates/ sign off.
- Assist in securing proper Certificate of Occupancy or TCO (as applicable).
- Prepare and provide all close out financial reports and as built documentation.
- Prepare and furnish owner with complete project folder(s), user permits, and warranties, as applicable.
